REGION 1 - Panhandle

Asset Manager for Region 1,
I will continue to strive to establish productive partnerships with the
ownership, management, and on-site staff of every property in our assigned
portfolio. These relationships help to provide a service to those in
need of affordable housing, and also help ownership and management
to create a property that local communities can be proud of.
My experience with SHCC has allowed me to better understand the unique situations that both the residents and management face every day. Knowing the challenges that may arise, it is my goal, as the Asset Manager for the region, to be a reliable resource for those with the responsibility of managing these properties.
Dave Spillar, Occupancy Specialist for Region 1, will work alongside me to support the region's efforts in achieving this goal. We are confident that our combined effort can produce the kind of partnerships needed to succeed in this noble cause.

REGION 2 - Southwest Texas
THOMAS TORRES Asset Manager

was created in 2000 as the Contract Administrator for the State of Texas.
Through hard work and dedication we have experienced tremendous growth and
now serve as the Contract Administrator for the state of Arkansas as well.
I am proud to a serve as the Asset Manager for Region 2, West Texas, and am
eager to meet and work with all the owners, agents, and managers within my
assigned portfolio.
During my tenure with SHCC, I have worked in the Asset Management Department, covering properties throughout the state of Texas and Arkansas. This experience, combined with 8 years property management experience, has provided me with extensive knowledge of the requirements to run the day-to-day operations of a Section 8 property.
I am extremely excited about working with the owners and agents of the West Texas Region and providing quality assistance to those who are in Region 2. Together, we can make this a very successful relationship.

REGION 3 - East Texas
SUE LEONARD Asset Manager
Region 3
encompasses Jasper, Beaumont, Port Arthur and rural areas around Houston.
I look forward to meeting the managing agents and on-site staff that
manage the properties in this Region. I will continue to assist staff in the
efforts to maintain compliance in the Section 8 Program and to provide decent,
safe and sanitary housing for the communities within this Region.

REGION 4 - Corpus Christi/Coastal Bend Area
ANGIE MONTOYA Asset Manager
Greetings! My name is Angie Montoya and I am the Asset Manager for Region
4. I have worked with SHCC since 2004, during which time I held the position
of Occupancy Specialist for Region 7 (San Antonio and surrounding areas).
Effective September 2007, I have been assigned to Region 4, which encompasses
Corpus Christi, Texas and the Coastal Bend Area. I have had the opportunity
to meet many Site Staff and Owner/Agent Representatives. I look forward to
building similar professional and productive relationships with the Owners,
Management Agents and Site Staff of the properties within my new region's
portfolio. My previous 4-year experience in property management of Multifamily
and Student Housing provided me with knowledge of the principles, practices,
and techniques of private property management. Through this experience, I
became fully aware of the daily challenges one faces when operating a property
on a daily basis and I commend you all on this difficult but rewarding position.
Archie Martinez is Region 4's Occupancy Specialist. Both he and I are here to assist you and serve as a reliable resource to ensure your property is operating within compliance and in accordance with Federal Regulations. CHEYNE VERNON Asset Manager
My name is Cheyne Vernon and I am the Asset Manager for Region 6. Over the
past 3 years with SHCC, I developed positive working relationships with properties
located throughout the state of Arkansas in Regions 12 and 15. As Asset Manager
for Region 6, I look forward to developing the same successful relationships
with the properties throughout the greater Austin, Texas area. Together, I
know that we can provide lower income families with the best, decent, safe
and sanitary affordable housing that is in compliance with HUD rules and regulations.

ANNEMARIE FIKAC Asset Manager
My name is Annemarie Fikac and I am the Asset Manager for Region 7-San Antonio.
I began my career with SHCC as an Occupancy Specialist for Region 12-Northwest
Arkansas, and gained valuable insight on the struggles that Owners, Agents,
and Site Staff face not only in their day-to-day operations, but also in gaining/maintaining
compliance with HUD rules and regulations year after year. By working together,
we have been able to ensure that decent, safe, and sanitary housing is provided
to those that need it most.
Tina Diaz is the Occupancy Specialist in Region 7. Tina's previous experience includes 10 years of property management experience. Both Tina and myself look forward to developing productive working relationships with the Owners, Agents, and Site staff of the properties within the San Antonio Area.

REGION 8 - Rio Grande Valley
MATT SEGURA Asset Manager
My name is Matthew Segura and I am the Asset Manager for Region
8, which encompasses the Rio Grande Valley. I have been an employee of SHCC
since February of 2006, in which time as an Occupancy Specialist I have performed
Management and Occupancy Reviews for Regions 1 and 2, which include Fort Worth, Wichita
Falls, El Paso, and the Texas Panhandle. I look forward to meeting with owners,
agents, and property managers of Region 8 and building a foundation that will
lead to a respectful and effective relationship in achieving the task of complying
with HUD policies and procedures.
It is the goal of Region 8 to provide the highest level of service to owners, agents, and property managers so that those seeking the assistance of affordable housing can feel confident in the affordable housing program. As a team, Annecia Durr, the Occupancy Specialist for Region 8, and myself understand the hardships that coincide with providing affordable housing and the importance of being available to answer any questions or any concerns that may arise. SUSAN BURNETT Asset Manager

name is Susan Burnett, and I am the Asset Manager for Region 9, SHCC's East
Central Texas region. I have spent the past three years with SHCC in the Contracts
Department as a Financial Analyst. Prior to my employment with SHCC, my experience
includes three years in the property management/real estate industry, as well
as twelve years in other areas of management, administration, and contracting.
I understand the challenges of providing affordable housing, and look forward
to working with you to ensure your property maintains compliance with HUD
rules and regulations.

REGION 10 - Houston Metro Area
ROXANNE MOORE Asset Manager
Hello, and welcome to Region 10. My name is Roxanne Moore and I am the Asset
Manager for the Houston area. For the past three and half years I have had
the pleasure of working with various Management Agents and Owners throughout
Northwest and Southern Arkansas, in Regions 12 and 15. Together, with the
properties within these Regions hard work, we were able to improve on meeting
mandatory compliance requirements and general physical conditions for the
tenants living within Arkansas. I look forward to building the same successful
relationships with all of you in Houston, Texas.
Azalea Rodriguez is the Occupancy Specialist for Region 10. Azalea's previous experience includes over two and a half years with the Housing Authority of the City of Austin in the Housing Choice Voucher department. Both the Occupancy Specialist and myself are committed to working with the Managers, Agents, and Owners to ensure that all properties within Region 10 provide decent, safe and sanitary housing for the tenants.

DICK CODY Asset Manager
Region
11 covers properties in Northeastern Texas, from Gainesville and Denton, to
Nacogdoches and San Augustine. I have worked with properties for SHCC in the
Austin area and as far south as Laredo, and developed good working relationships
with the owners, agents and managers of these properties. I look forward to
using this experience to develop new relationships with the property management
teams in Region 11.

DANIELLE GARCIA Asset Manager
As Asset Manager for Region 12, I look forward to meeting and building professional
relationships with Property Managers in the Northwest area of Arkansas. During
my tenure with SHCC, I worked as a Financial Analyst in the Contracts Department
for almost 3 years. I then transferred to the Asset Department and served
as an Occupancy Specialist for Region 1. I've had the opportunity to build
productive relationships with Property Managers, Agents, and Owners from an
Asset Management and Financial Analyst perspective. I am eager to establish
similar relationships with property personnel within my new region of Northwest
Arkansas.

Hello. My name is Christie Newhouse and I am the Senior Asset Manager for
Regions 6, 8, and 9. I have been with Southwest Housing Compliance Corporation
(SHCC) for 5 years. I originally started with the company as a Financial Analyst
in the Contracts Department and after transferring to the Asset Management
Department, I was an Occupancy Specialist for Region 10 (Houston area), and
Region 5 (Dallas area) and the Asset Manager for Region 6 (Austin area). As
a Senior Asset Manager for SHCC, I have the opportunity to work with you to
ensure residents are afforded a decent, safe, and sanitary living arrangement

MICHAEL CUMMINGS Vice President
Greetings! My name is Michael Cummings and I am the Vice President for
SHCC. I have been with SHCC since its inception in May of 2000
and previously served in the capacity of Asset Manager and Director of
HAP Contracts. In my role as Vice President I try to ensure the Asset
Management staff take a balanced approach of customer service to owners, management
agents, and site managers while fulfilling our role as Contract Administrator
for HUD. In our primary function of performing on-site Management and
Occupancy Reviews we strive to minimize the disruption to your daily
operations while fulfilling this important Housing Assistance Payment contract
requirement. We recognize that keeping up with the timing
and complex nature of federal housing regulations is challenging. As
a result, we recommend frequent visits to this website for Section
8 Program updates. Additionally, contact your assigned Asset Manager
or Occupancy Specialist when necessary. We are here for you and hope
