Southwest Housing Compliance Corporation provides services under contract to the US Department of Housing and Urban Development. Its principal function is to ensure that affordable housing providers receiving project based rent subsidies pursuant to Section 8 meet the Federally mandated quality and performance standards. A program of comprehensive training is provided to every new hire. This is effectively an entry-level position and successful Occupancy Specialist has come from a variety of fields. Excellent opportunity for the right candidate to gain hands on experience in issues pertaining to the ownership and management of multifamily housing. Including but not limited to leasing, tenant selection practices and physical plant maintenance. PRIMARY FUNCTIONS: Occupancy Specialists are charged with onsite review of multi family properties; auditing document compliance with program rules in areas of occupancy/eligibility/safety; following up to ensure remedial action where necessary; and submitting reports of findings to owners. Performs review of property's application intake and screening of applicants, verification procedures and application of preferences in tenant waiting lists. Reviews property's calculation of resident annual income and eligibility. Reviews property's calculation of resident portion of rent to ensure compliance with applicable federal regulations. Monitors call center follow-up on health and safety issues, resident and community relations. Follow-up on required corrective actions from all owners and monitors owner responses and deadlines. Travel to locations throughout Texas and Arkansas is required.

 QUALIFICATIONS: Familiarity with property management or laws relating to landlord-tenant law or regulatory compliance is helpful but not required. Recent graduates as well as motivated individuals interested in changing careers are invited to apply. Desirable characteristics: Motivated to provide an excellent work product, excellent writing skills, able to prioritize and manage a time sensitive workload. Demonstrated ability to meet deadlines. Able to assemble and manage information. Excellent interpersonal skills, able to interface effectively with property managers, HUD staff and fellow employees. Able to observe and identify problems and recommend and monitor remedial actions in an organized and systematic manner. Able to exercise mature judgment and make practical and reasonable subjective assessments able give appropriate weight to compliance violations. Capable of persuasive oral and written communication. Capable of responsible, effective independent work while out in the field. Able to understand and apply formulas used to calculate rent subsidies. V alid Texas Driver's License and copies of diplomas/transcripts and driving record required.

 WORK ENVIRONMENT & PHYSICAL DEMANDS: Work is primarily sedentary, but will involve physical exertion during visits and inspection of developments. Work will often require travel to meetings, conferences and workshops in other cities. Work involves the normal risks and discomforts associated with an office environment and visits to outdoor developments, vacant units, sites, dwellings, or facilities and inspections of structures.

Receptionist

RESPONSIBILITIES: Responsible for receiving all calls and visitors for Southwest Housing Compliance Corporation. The employee may perform some or all of the specific duties listed below. Answers and routes all incoming telephone calls to the appropriate staff. Greets incoming visitors and clients, determines the nature of their business, and directs them to appropriate staff. Makes certain the front desk area is neat and organized at all times, with supplies available and accessible at the front desk to assist staff if needed. Logs and date stamps mail received at the Receptionist Desk. Notifies staff of incoming faxes received at the main fax number adjacent to the Receptionist Desk. Updates and maintains SHCC conference room calendar and SHCC agency travel/out of office calendar in Microsoft Outlook. Signs out gas cards, monitors return of gas cards and receipts, and processes monthly bills for gas cards. Also maintains car wash certificates. Collects and verifies completeness of timesheets to HACA and sorts payroll checks for distribution. Updates and issues Staff Phone List. Maintains archived files log of Department files sent to archives. Maintains records to monitor check out from and return of archived files to archives. Performs a variety of clerical duties pertinent to SHCC operations. 

QUALIFICATIONS: High school graduate or GED. Two years of general clerical experience, or an equivalent combination of education and experience. Must have strong customer service skills and good phone etiquette. Good knowledge of general office, clerical and secretarial practices and procedures, business English, and basic arithmetic. Considerable knowledge of personal computers and MSDOS and Windows software. Must be proficient in Microsoft Word, Microsoft Excel, and Microsoft Access. Must be Multi-task oriented, have strong organizational skills and good proofreading skills. Some knowledge of SHCC policies, procedures and practices pertaining to Section 8 Contract Administration. Skill in operating general office machines. Ability to: understand and follow moderately complex written and oral instructions; communicate and relate to persons of diverse backgrounds and abilities; establish and maintain effective working relationships with other employees and residents. Bondability. Eligibility for coverage under PHA fleet auto insurance. Valid Texas driver's license and copies of diplomas/transcripts and driving record required.
